In September of 2004 D.J. Maltese secured a commercial parcel of land with an old building (a house used as a VFW post) on it in the downtown area of Plymouth, Michigan to construct a spec office building. During the due diligence period in October Coldwell Banker Schweitzer Bake Real Estate, a local real estate company, contacted D.J. Maltese about building them a new building in the downtown Plymouth area. They would require about 7,000 SF for their new offices. D.J. Maltese, having the parcel on Òmain StreetÕ in Plymouth offered the real estate company an opportunity to own and lease part of a larger planned building. A deal was worked out and a new partnership was formed. A new building was in the planning stage that would allow the real estate company to occupy the first floor and the second floor would be for other tenant.

The site, being narrow and deep was designed with parking in the rear and along one side of the building of about 11,000 SF on two floors (5,500 SF per floor) and a full basement was included for equipment and storage. During the next months concept plans were prepared and the final design concept including a colonial design to compliment City Hall which was across the street. The focal point were the massive fiberglass columns and caps on a grand front porch and three second floor covered porches all with an ornamental cornice soffit and fascia . Over the course of the next month City approvals given and the working drawings were completed.

A ground breaking ceremony took place in June of 2005 and the project mobilization began with the demolition of an existing building on the site and preparation for the new building. Building permits were issued in late June and excavation and underground utility work began.
