D.J. Maltese choose to relocate that business from Dearborn, MI to Plymouth, MI in 2001 due to the proximity of most of there business. It was then that the process started for the concept of a new “downtown” office building. In 2002 the company located a parcel of land suitable for the building needed. It was located in the “downtown” area of Plymouth. The parcel was part vacant and part with an old house that served as a small office building. After meeting with the owner of the land it was apparent that the purchase would take some time. So, D.J. Maltese relocated to Plymouth in temporary leased office space.
During the next year negotiations would continue with the land owner and finally come to terms in January of 2004. Architectural-engineering and site plan approval started in January and were complete by March of 2004. Building permits were secured to start construction the same month.
The project started in March of 2004 and was completed in October of 2004; a seven month construction phase including the demolition of existing on site structure.
The project was fast-tracked and stayed on track due to the owners being the contractor as well. Decisions were made promptly and delays were minimized. All long lead items were ordered early. The project came in right on time and under budget.
Building features and selections were based on quality, timing, cost and overall low building maintenance. Other considerations included initial purchase price vs. long time maintenance costs, etc.
Building features included a slab on grade. This was done due to the high water table in the area. In lieu of a basement an attic area was built. The Building exterior is full brick veneer with cast stone window surrounds and stone veneer at the entry and bowed front wall of the building. Copper was used for the fascia wrap, soffit venting, gutters and downspouts and roof dormers. The soffit of the building was cut out of foam to foam a large 4′ x 20″ crown around the building and then finished with Dryvit’s Ameristone product which was a close match the cast stone on the building. The roofing shingle used is CertainTeed “lifetime” asphalt shingle.
The interior first two floors are leasable office areas with common foyer and bathrooms. The attic is used for storage of the building tenants and an equipment area for the four building furnaces and elevator equipment room. The building includes a burglar and fire alarm system. Entry into the building is via an entry intercom tied into the phone system. The building is wood frame construction with brick veneer. To lower insurance costs and to protect the building a complete wet fire protection system is installed throughout the building. Due to the conventional roof truss system a dry fire protection system is installed in the truss area. The cost of the wood trusses and fire protection system was more cost effective that using non-combustible materials there.
